Wildwood
Situated above the banks of the Bow River on the South side, and just minutes from Calgary's West LRT, Wildwood is a hidden gem with large estate-sized lots and a quiet, family-friendly atmosphere. Streets north of Spruce Drive are particularly desirable for new development due to their close proximity to Edworthy Park. While not as walkable to upscale amenities as say, Marda Loop - the quiet streets, natural surroundings, great schools, and substantial recreational opportunities make Wildwood an appealing choice for nature lovers looking to build a luxury home. Plus, proposed redevelopment of Westbrook Mall could really impact the walkability to desirable shops and amenities depending on what happens from here. Typical lots in Wildwood range from 5,500-7,000 sq ft, although some lots backing on to Edworthy Park are much larger.
North Glenmore Park
This quiet SW community located just South of Altadore (on the North side of Glenmore Trail) and East of Lakeview (on the South side of Glenmore Trail) has seen a rapid transformation in recent years as a number of large estate homes have been developed in former R-C1 zoned areas. Offering quick access to major roadways, transit, plentiful schools including MRU, and being just blocks to shops and dining in Marda Loop, North Glenmore Park is an attractive choice for those seeking a balance between urban accessibility and a relaxed residential feel. Plus, plentiful indoor and outdoor recreation is located nearby, including the Glenmore Reservoir park and pathways. Typical lots in North Glenmore Park range from 6,000 - 7,000 sq ft, although there are a number of cul-de-sacs offering larger pie-shaped lots as well.
Rutland Park
Often overlooked historically, Rutland Park is now emerging as a prime location for larger estate homes. Its close proximity to Currie Barracks and Killarney, large lot sizes (6,000 - 8,000 sq ft), and ongoing high-end redevelopment make it a compelling option. While it retains a quiet charm, the potential for future appreciation with the addition of amenities in Currie Barracks adds to its appeal for those looking to build in a transitioning neighborhood. Although some builders have been challenging them after Calgary's rezoning in 2024, most interior lots in Rutland Park have a restrictive covenant on title which prohibits multi-family development - making this an attractive area for those who prefer a lower-density community.
Richmond Park (The Wedge)
A unique triangular section of Richmond Park, known to local agents as “The Wedge,” is quickly becoming a destination for high-end homes. Located North of Richmond Road and West of Crowchild, and bordering the former site of Viscount Bennett, most lots in this area have restrictive covenants on title that limit density, making it an excellent choice for estate properties. With nearby parks, schools, and a growing number of custom builds, The Wedge is quickly gaining recognition among luxury home buyers. Most lots in the Wedge are between 6,000 - 7,500 sq ft although there are some exceptions to this.
Glendale
Long a quiet R-C1 zoned community with plenty of renovated mid-century homes, Glendale is starting to seeing an influx of larger estate homes, particularly in quieter pockets away from the busier streets. With lot sizes mostly ranging from 6,000 - 7,500 sq ft, most buyers find there is ample space to build a dream home. While there is now some densification near main roads, Glendale’s established streets remain a prime choice for those seeking suburban tranquility within the city, along with quick proximity to shops, schools, transit, and the Mountains.
Briar Hill/Rosedale (North Side)
Briar Hill and Rosedale are both larger NW communities located just South of 16th Ave NW, with both established and up-and-coming sections. While land values are already quite strong in the Southern section of these communities, there is still considerable value in the Northern sections where development has been slower to take hold. Although not as developed as the Southern part of these neighborhoods, the North side of Briar Hill and Rosedale offer similar advantages to their Southern neighbors in terms of quick access to the Downtown, U of C, Foothills Hospital, LRT, shops and amenities. Lots here typically range from 6,000 - 9,000 sq ft. Plus, if North Hill Mall sees any redevelopment in coming years, Briar Hill and Rosedale both stand to see some appreciation due to improved walkability to shops and services.
St. Andrews Heights
With its prime location near the University of Calgary and Foothills Hospital, St. Andrews Heights is a well-kept secret among luxury home builders. While some streets are already developed with high-end homes, others still offer redevelopment opportunities. The mix of modern estates and classic homes gives this community a unique, upscale feel that is only growing in popularity. Lots here typically range from 6,000 - 7,000 sq ft although there are some exceptions.
Varsity Estates
Located in the NW and originally developed in the 1970's, Varsity Estates is an established community known for its proximity to golf courses, green spaces, and the University of Calgary. With lot sizes ranging from 6,000 to 10,000 sq ft, homeowners can build spacious, customized estate homes. While many properties in the area have undergone renovations, new luxury builds are becoming more common, enhancing the community’s prestige. Varsity Estates is ideal for those who seek a suburban feel while remaining close to essential services and outdoor recreational opportunities.
